Questions you should ask an Estate Manager

If you are looking to buy that dream home within a new housing development, there are some key things that you should know. To help you on your buying journey we’ve compiled some questions people should ask an Estate Manager but don’t always.

Who is the developer?

Asking who the developer is and doing some research is important to gain an understanding of their ethos and vision for the land subdivisions they create. It’s also good to seek out previous projects they have delivered to see how the communities have established.

Are they local?

Is the developer local or foreign based? A local developer has a strong understanding of the area as they have spent many years researching and investing in the region. A local developer will also embed themselves in the community by sponsoring local events, sporting clubs and help support local infrastructure projects when needed.

What’s the infrastructure investment?

The value of a lot is more than just the parcel of land. The surrounds play a vital role in the future value of the area, taking into consideration, streetscapes, accessibility to current local shops and facilities as well as future amenity. Look to see how the estate is maximising natural spaces for wellness activities through the establishment of waterways, wetlands and walking paths.

Is there planning permit approval?

Find out if the estate has already got planning approval from the council. The planning permit is a legal document that allows the development of the land. This means the developer has followed the correct procedures. This assures the purchaser when it comes time to build a house the correct planning permits have already been lodged and approved.
